Three Types Of Land Surveys You May Require For Your Construction Project

Construction & Contractors Blog

When some people think of land surveys, they tend to assume that these tools are only critical when fencing their property to ensure they are not encroaching on neighbouring lots. Granted, knowing where your fence should go is essential to avoid potential land disputes when developing a lot, but this is not the only reason why you should have one done. In addition to establishing boundary lines, land surveys outline the locations of various structures on the lot, their dimensions and any other improvements on the lot. Thus, it is unsurprising that there are different kinds of land surveys that you can use depending on your project's needs. Here is a list of just a few of the various types of land surveys that you may require for your construction project.

A boundary survey

As the name suggests, this type of survey is carried out when one needs to establish the corners and property lines of their lot. You may end up needing a boundary survey when a neighbour disputes how far your project can extend as they may think that you are impinging on their property. A boundary survey will settle any disputes once and for all and you will now have clarity on your borders. You may also choose to get a boundary survey performed to settle any issues that may come up regarding local easements. Lastly, you could simply have a boundary survey completed for your own personal records so that you have documents to reference down the road if anything is to crop up.

A subdivision survey

If your construction project involves portioning property into a couple or more lots, it is imperative to get a subdivision survey performed. This survey will help map out the various parcels that will come about from the subdivision process and these will then be mapped out to demonstrate the size of lots, their boundaries, their locations, presence of easements, user rights and more. This information is compiled and registered with the appropriate government agency for future reference.

A location survey

This type of survey is often confused with a boundary survey due to their similarities in establishing the property lines of a lot. However, one element that differentiates a location survey from a boundary survey is that the former is also employed to catalogue all improvements on the site. In addition to determining how many site improvements are present, a land survey will also determine the precise locations and their varying sizes. Another important measurement taken is the distance between the different site improvements from one another. The findings of a location survey are crucial when one is applying for zoning permits.
